Breakdown of Spanish Property Purchase Costs
When buying a property in Spain, buyers must typically budget approximately 12% to 14% on top of the agreed purchase price in associated transaction taxes and professional fees.
1. The Taxes (Primary Expense)
- Resale properties (from 1 June 2026): In the Valencian Community (Alicante province), statutory transfer tax (ITP) was reduced under Ley 5/2025 to 9% for homes up to €1,000,000 (previously 10%).
- New build properties: Buyers pay 10% VAT (IVA) plus 1.5% Stamp Duty (AJD), totalling 11.5%.
2. Notary & Land Registry Fees
Fees for the Spanish Notary Public and Land Registry are set according to official government fee scales. For an average home priced between €150,000 and €300,000, notary fees range from €800 to €1,200, while registry inscription costs roughly €400 to €700.
3. Why Legal Representation is Vital
In Spain, the Notary does NOT check for urban legality, outstanding community debt, or unregistered extensions. Appointing an independent English-speaking solicitor ensures thorough due diligence before signing any binding deposit contract.
4. NIE Numbers & Legal Formalities
Every buyer must possess an active Spanish NIE number to complete a property purchase before a notary. Read our full guide on how to get an NIE number in Spain or let House in Spain assist you through our gestor network.
