During an inspection, we thoroughly check your property inside and out. We inspect for signs of intrusion, pest infestation, damp or water leaks, run taps and flush toilets to prevent dry sewer traps, air out the rooms, and check your utility meters. After every visit, you receive a detailed digital report with photos in your customer portal.

We are your trusted local eyes and ears, acting as the primary point of contact for neighbours, alarm companies, or local authorities. In an emergency, we attend the property promptly, take immediate steps to minimize further damage, document the situation with photos for insurance, and coordinate repairs with trusted professionals from our Partner Network.

Smart Home Guard is our intelligent home monitoring system. The core is a smart power plug that continuously monitors electricity and power outages, doubling as a wireless hub. It communicates wirelessly with a water leak sensor, a climate/humidity sensor, and an optional smart smoke detector (one-off €49 upgrade). All that is required is an active Wi-Fi connection. In the event of an anomaly, both you and our management team are alerted immediately.

Yes, with our Premium Management Package (€110/month), Smart Home Guard Complete (hub/power plug, water leak sensor, and climate sensor) is included at no extra cost. For the Basic or Comfort packages, it can easily be added as an optional upgrade.

Every client receives access to our secure customer portal. Following each inspection, you will find a clear report with timestamps, checklist items, and high-resolution photos. You also have 24/7 access to your contracts, invoices, appointments, and live sensor readings.

Your keys are coded anonymously (with no address or personal name attached) and stored in a certified, secure safe. Keys are rendered completely anonymous and useless to third parties. Only authorized property managers have access for scheduled visits or emergencies.

To provide the highest standard of care and continuity across all four seasons, our agreements are established on an annual basis (minimum 12 months), unless explicitly agreed otherwise in writing.

Certainly. We are delighted to provide a warm welcome (Meet & Greet) for your friends, family, or holiday guests. We hand over keys, provide a brief tour explaining the property and air conditioning, and act as a reliable local contact point during their stay.

A sales agent in Spain primarily represents the seller's interests and aims for the highest sales commission. House in Spain is 100% independent and works exclusively in your interest as a buyer. We inspect the physical property condition, negotiate the price, verify legal status (debts, licences, land registry) via independent legal partners, and guide you through obtaining your NIE, Spanish bank account, and completion at the notary.
